Tips for Sellers

When you are taking photos for the marketing of your properties or there is an appointment for showing your property to potential clients there are several things an owner should take into consideration in order to make an instant impression in order to impress clients and sell it quickly for the highest possible price. This is called staging and it does need some effort.  You are dealing with a significant amount of money and also potential clients are looking for a new life-style and a way to improve their lifestyle.  So, it is an emotional decision as well.

Sometimes for every problem they see, they will want reductions from the offering price. And in cases they see too many problems, then they will think about it or even may pass on buying the home completely.

Most of the times the exterior and the entryway is the first impression! You want them to have the WOW-factor.   It is buyer's first impression. The living room, kitchen, all bathrooms, the master bedroom, and outdoor living space, such as a back patio, are also important. The following techniques can and should be employed in as many rooms of the house as you can afford and have time for.

Clean

The kitchen and the bathroom are important rooms where one looks for cleanliness.  No one wants to see sauces, oil, or piles of crumbs in their potential new home. Likewise, make sure your bathroom sparkles and smells nice. Your goal should be to make everything look new.  The smell also is important, so have these rooms smell nice!

Declutter

There are two big problems with clutter. One is that it distracts buyers from your home's features and also is that it makes it seem like smaller. 

Depersonalize

Remove all the family photos, items with family members' names on them, and refrigerator art so potential clients can picture themselves there.

Remove Odours

Pets, kids, smoking, what you ate, a moist bathroom, and many other conditions can make your home smell. Most probably you are immune to your home's aromas, so you'll need to ask someone else to give you an advice with this one. Opening windows for fresh air as well as tricks for giving inviting aromas can do the trick.  Finally, do not forget to take out the trash.

Flooring

No one wants to live with dirty, stained carpet or scratched wooden flooring.  Common areas like the living room, dining room, and kitchen should be your focus of presenting it clean. Ideally, you should upgrade the bathrooms, too. Since they have relatively small floor area and therefore it will not be too expensive to replace or upgrade it.

Lighting

Take advantage of the natural light by having all curtains and blinds open when showing it. Outdated or broken light fixtures can be cheaply and easily replaced. If you think your existing fixtures are fine, make sure to clean any dust off.  

Furniture

Make sure furniture is the right size for the room, and do not have too many. Furniture that is too big will make a room look small, while too little or too small furniture can make a space feel cold. Do not use cheap furniture, either. Either way, make sure the furniture looks nice, new and inviting and that the space looks inviting and homey.

Walls and Ceilings

Cracks and damp in the walls or ceiling are a big no because they may indicate foundation problems. If your home does have foundation problems, you will need to either fix them or alert potential buyers to them. If there are no foundation but only looks bad then repair the cracks so you don't scare off buyers for no good reason.

Final Touches

Just before any showing make sure that your staging efforts will make the home seem warm and inviting. These include putting candles, fresh flowers in vases, putting new nicely folded towels in the bathrooms, letting fresh air into the house for at least ten minutes.
